Who We Are

Atmosphere Properties

I created Atmosphere Properties to share our family homes with others. We have always loved the mountains—the fresh air, the sense of adventure, and the quiet beauty that stays with you long after you’ve left. We want to help more people experience that same magic, while enjoying the comfort of a modern home.

 

Hosting is more than opening our doors—it’s about introducing guests to places we love and creating memorable stays that feel special.

Frequently Asked Questions

What time is check-in and check-out?
Check-in begins at 4:00 PM and check-out is by 10:00 AM. If you’d like to request an early check-in or late check-out, please contact us in advance—availability depends on whether other guests are arriving or departing the same day.
How do I check in?
You’ll receive detailed check-in instructions a few days before your arrival.
Do you allow pets?
We welcome well-behaved pets as long as they are hypoallergenic and do not shed. We kindly ask that they stay off the furniture—and especially off the beds.
Can I host events or parties?
We have a strict no parties rule. We don’t allow parties, events, or large gatherings at the property. This includes guests not listed on the reservation, excessive noise or disruption at any time of day, and activities or behavior that resemble a party atmosphere.
What if I have more questions?
Text me anytime! I love connecting directly with guests and understand how important it is to get a quick answer when you have a question. I’ll always do my best to get back to you straight away.

My family spent a week here and I cannot stress enough how wonderful it is. Jo made our stay so easy! The home and its surroundings are outstanding. It's very private, but it's also a very short walk to the cute little village of Wilmington and the local highlights. Going to the Adirondacks is always a good idea, but this home is special. Our kids enjoyed the hiking, climbing and biking and the stunning views of these beautiful mountains. Thank you, Jo for a wonderful experience!

The location was great and we felt right at home. We told Jo that we would have our 4 month old and he left us a pack and play. Everything was neat, clean and very easy. We had so much fun playing at the nearby lake beach and doing all the fun ADK activities.

We were visiting the Adirondacks for the first time. Jo's place is a lovely new condo in Wilmington NY. Good location for launching to many other little hamlets in the area. Whiteface Mountain Veterans Parkway is a short 15 minute drive as well as Whiteface Ski Resort. Would also recommend eating at the Hungry Trout. Jo's place was very clean, and well stocked. We certainly enjoyed our stay.

The house was beautiful! Open, airy, bright, and amazing views of Whiteface Mountain. The beds and pilllows were great, bathrooms spotless and plenty of towels. Jo was attentive in every way possible. She proivided restaurants, bakeries, places to see, hikes. She took the initiative to tell us that their was a local flea market, yoga classes in the surrounding area. She was most hospitable. Highly recommend!

We loved the house! There is a small beach with a playground a two minute walk away. The home is clean and comfortable. It backs up to woods so the view is lovely with all of the windows. We would absolutely stay there again!
